For landlords who do it themselves.

Rentingwell is made for people who own and manage their own rentals: a basement apartment, a duplex, a few condos, a building or two. If you collect the rent yourself, it's for you.

One or two units

A basement apartment, a rented house, the other half of a duplex. You don't need property management software. You need a clean record of the rent, the lease in one place, and the right paperwork on the rare month something goes wrong.

  • Rent logged on schedule, receipts when it's paid
  • Lease, photos and notes attached to the unit
  • An N4 or L1 when you need one, prepared from your ledger

Duplexes, triplexes, fourplexes

Many doors, one ledger. Multi-unit owners are the first call for every tenant in the building. Rentingwell keeps each unit's rent, tenants, repairs and history apart, and adds them up for the building and your whole portfolio.

  • Every unit's rent and costs, and the building's total
  • A logbook entry for each call, complaint and repair, tagged to the right unit and tenant
  • Repairs and seasonal jobs on a to-do list that emails you on the day
  • Receipts for every tenant, every month
  • The plumber and electrician you trust, saved with your contacts

Condo landlords

Renting a condo comes with a second set of rules. Keep the condo corporation's declaration and rules with the unit, note when you gave them to your tenant, and track condo fees and special assessments alongside the rent.

  • Condo fees and assessments logged as recurring costs
  • Condo documents stored with the unit
  • Reports that show what the unit really earns

Larger portfolios and property managers

Managing 30 doors across a handful of buildings, for yourself or for clients? Rentingwell stays simple at that size: one record per tenancy, one next step at a time, and reports by unit, property or portfolio.

  • Rent roll and income statement for any property
  • Leases, notices and certificates of service stored with each tenancy
  • More than one person on the account, on the Portfolio plan

Portfolio: $100 a month for your first 20 units, then $3 a unit. See pricing

Reports formatted for your accountant

An income statement and a rent roll for one unit, one property or everything you own, ready to print at year-end.

Short-term rentals

Rentingwell's ledger and logbook work for any rental. But most short-term and vacation rentals fall outside Ontario's Residential Tenancies Act, so the Landlord and Tenant Board notices and applications don't apply to them.

However many doors, start with one.
