What is Rentingwell?
Web software for landlords who manage their own rentals. It keeps your rent ledger, receipts, reports, logbook, documents, contacts and to-dos for every property and unit. For Ontario landlords, it also prepares Landlord and Tenant Board notices and applications, such as the N4 and L1, from that record.
Who is it for?
Landlords with anything from one basement apartment to a few buildings, and small property managers. It's built for Ontario first. The ledger, logbook and documents work anywhere in Canada; the Board forms are Ontario's. See For landlords.
How much does it cost?
Free for 1 or 2 units. From 3 units, $5 a unit a month, with every notice and form included. Over 20 units, the Portfolio plan is $100 for the first 20, then $3 a unit. Prices are in Canadian dollars, plus tax. See pricing.
Is there a free trial?
There's no trial to run out: the Free plan is free for as long as you have 1 or 2 units. When you add a third unit, we'll ask you to move to the Rentingwell plan, and nothing is charged until you confirm.
Is Rentingwell legal advice?
No. Rentingwell prepares forms from your own records and shows how it worked out every date and amount. You review and sign everything and give it to your tenant yourself. It doesn't tell you which form to use, and it doesn't represent you at a hearing. If your situation is unusual or contested, talk to a paralegal or lawyer.
Does Rentingwell file with the Board for me?
No. It prepares the packet and walks you through filing it yourself on the Tribunals Ontario Portal. The Board's filing fee for an L1 is $186 through the portal, or $201 on paper, paid to the Board.
Can I take my records with me?
Yes. Your records belong to you, and you can export your finances from the app at any time. If you cancel a paid plan, your account drops back to Free and your records stay.
