What a late‑rent month costs

Most months, Rentingwell keeps the books. The month rent doesn't arrive is when it earns its price. An N4 with a wrong date or amount can mean starting over, and another month without rent.

Ontario paralegals typically charge about $150–$200 to prepare an N4, and roughly $900–$1,000 plus HST for the N4, the L1 and the hearing. The Board's $186 filing fee is on top. Rentingwell prepares the paperwork correctly from your records. It doesn't represent you at a hearing.

This example uses a $1,850 monthly rent.

Questions about price

What counts as a unit?

Anything you rent to a tenant separately. A house is one unit. A duplex is two. A basement apartment in your own home is one.

What happens when I add a third unit?

When you add your third unit, we'll ask you to move to the Rentingwell plan right then: $5 a unit, so 3 units is $15 a month. Nothing is charged until you confirm.

I have 1 or 2 units. Can I still get every notice included?

Yes. The Rentingwell plan starts at $15 a month and covers up to 3 units. Or stay on Free, which keeps your ledger, receipts, reports and rent reminders, and pay only when you need a notice: your first N4 is free, then $19 for an N4 and $39 for an L1.

Is this legal advice?

No. We prepare forms from your own records and show how we worked out every date and amount. You review the form, sign it and give it to your tenant yourself. If you're unsure about your situation, talk to a lawyer or paralegal.

Do you file with the Landlord and Tenant Board for me?

No. We prepare the packet and walk you through filing it yourself through the Tribunals Ontario Portal. The Board charges its own filing fee for an L1: $186 through the portal, or $201 on paper. You pay it to the Board, and it isn't included in any Rentingwell price.

We keep the forms and timing rules current, including the September 2026 changes: the 7-day N4 notice period and the new N4 and L1 forms.

I'm already a customer. Does my price change?

Not right away. You keep the price you pay today for 12 months from the switch. After that you move to the new pricing, and we'll tell you well in advance. If the new plans cost you less, you can switch sooner.

Do prices include tax?

No. Prices are in Canadian dollars, and HST or GST is added at checkout based on your province.

Can I cancel anytime?

Yes. Cancel from Settings. Your paid plan runs to the end of the period you've paid for, then your account drops back to Free. You keep all your records, and you can export them whenever you want.

Start free. Add units when you're ready.
